Violations: Most Wanted
Want to avoid a violation notice? Here are the infractions to be most mindful of:
1. Trash Cans: When left out for pickup, all trash should fit inside the can and the lid should be closed. After pickup, trash cans should be put away within 24 hours either in the garage or against the home NOT visible from the street in front of the home.
2. Lawn Care: A healthy height for your mower blade is three inches. Marilyn Ridge covenants require a height of no more than six inches. Violations will also be sent for weeds growing in sidewalk cracks as well as excessive weeds in the lawn.
3. Poop: It should go without saying to clean up after a pet, but here we go again: Clean up after your pet. This applies to your personal property and community areas. Doggy pots are provided at the gazebo park and at the north end of the pond. Your dues pay for them so you may as well use them.
4. Tree Trimming: The trees growing in the strip of grass between the street and sidewalk are city owned and homeowner maintained. Branches on your street tree should be trimmed so that those walking on the sidewalk do not need to bend down to walk under them.
5. Stuff Left Out: Toys, bikes, furniture, lawn mowers, and anything else left out on a resident’s lawn that creates a cluttered appearance should be taken in as soon as possible. Basically, if it doesn’t belong on the yard or in the driveway, please put it away. ***This can be a tricky violation. Sometimes a vioation drive-through occurs when, for example, you couldn’t spread mulch because of a few rainy days and had to leave the bags out in your driveway. You know that you plan to use the mulch and left it out only temporarily. The board does not know that. Please keep in mind that the first letter is a friendly reminder, not a scolding.
6. Lighting: Please keep working bulbs in all of your outdoor lighting. Please turn on your front porch light at dusk for safety and consider doing the same with your outdoor garage lights.
7. Street Parking: The street is a street, not a parking lot. Parking on the street is temporary only, meaning not longer than 24 hours. Each garage in Marilyn Ridge is equipped to store at least one automobile. Add to that the driveway and every homeowner can park at least two cars on his/her own property. THIS IS ESPECIALLY IMPORTANT IN THE COMING WINTER MONTHS WHEN PLOWS WILL BE ATTEMPTING TO CLEAR THE STREETS. PARK YOUR CAR ON THE STREET AND IT WILL BE SNOWED IN.
8. Fencing: The L-shaped white fences on corner lots are owned by the community. Weird? Maybe. But that is how it was left by CP Morgan and it takes an outrageously unlikely vote to change it. (Attend annual meetings to make changes like this.) Homeowners on these lots CANNOT take down or alter these fences. They may, however add to them, ONLY if approval is gained from the Architectural Review Committee.
ANY FENCING PLANS MUST BE APPROVED BY THE ARCHITECTURAL REVIEW COMMITTEE AND MAY REQUIRE A PERMIT FROM THE CITY. THE HOA BOARD AND/OR THE CITY CAN AND MAY PERSUE LEGAL OPTIONS AGAINST HOMEOWNERS WITH UNAPPROVED FENCES.
